What is a Home Inspection?

 

 

A Home Inspection will educate the buyers about their new home along with helping them make a well-informed, confident decision about the purchase of their new home.  It is highly recommended for the clients to be present during the Home Inspection as a lot of information is gathered and conveyed during the inspection along with proper methods of preventative maintenance for their home and its visual components.

 

In essence, a Home Inspection is a snapshot of a house on the day of the inspection.  It is a non-invasive, visual evaluation of the property's basic structure, the structure's foundation or basement, interior, exterior, roof, electrical, plumbing and heating and cooling systems.  The purpose of an inspection is to detect major visible problems or defects and unsafe conditions.

 

A Home Inspection may be used to provide information for various purposes.  There are pre-purchase inspections, new home construction inspections, one-year walk-through inspections and pre-listing home inspections.

 

The Home Inspection will be conducted to the Illinois Standards of Practice, 68IL.  Administrative Code 11410, Sec. 1410.200, as amended to the American Society of Home Inspectors (ASHI) Standards of Practice, most current version, which will define the standard of duty and the conditions, limitations and exclusions of the inspection will be incorporated within the scope of the home inspection.  Copies of these standards are available upon request.  Where the State of Illinois Standards and the AHSI Standards are found in conflict, the State of Illinois Standards shall govern.

A Home Inspection is a thorough, in-depth impartial visual examination of the structure and operating components of a home from top to bottom.  It is an analysis of the present physical condition of that structure and those operating components.  The Home Inspection is a communication process in which the inspector and client discuss the findings during the inspection.  Finally, the Home Inspection is a written report on the findings of this examination and analysis.
